And business is booming in Salt Lake County. Just how fast? For the past few years, the nation has kept its eyes on what has been fondly dubbed the ”Silicon Slopes”; a hotbed of tech startups and digital entertainment leaders centered around Salt Lake City and encompassing virtually all of Salt Lake County. Adobe. Oracle. eBay. Cisco. They all have major facilities located in the Silicon Slopes. Is it any wonder that the average cost of a home at the South end of Salt Lake County was recently estimated as being close to $614,000?

Compared to other major industry hubs in the country, $614.000 is a little lower than other areas. But factor in the cost of living in Utah, and you might see why prices have risen double digits in just under a year. It does look like rising interest rates and inflation will slow home sales for the foreseeable future.

But what about South Salt Lake County? It’s an area that sometimes gets overlooked in the media frenzy surrounding the Silicon Slopes phenomenon. And there’s no good reason for it. It’s a great place to raise a family, with a convenient and easy commute right into the heart of Silicon Slopes to the South. And if you’re thinking about selling a home in South Salt Lake County, you might be encouraged by the fact that average home prices regularly exceed $614,000. Sometimes by well over 25 percent!

1. Homes for Sale in Herriman, Utah

It’s hard to think of a city in Utah that’s grown more than Herriman—from a population of just under 22,000 in 2010 to well over 53,000 in 2020 to 71,403 in 2022. That’s a growth rate of close to 150 percent! What’s even more impressive than Herriman’s rapid growth is that the people that live in Herriman enjoy a median household income of $102,096; close to $30,000 more than Salt Lake County as a whole.

Compared to Salt Lake City, Herriman’s a little more expensive, but not by much. There’s only a 5.9 percent difference overall in the cost of living in Herriman. So why consider Herriman?

• Job Opportunities

Herriman has a relatively small unemployment rate of 3.0 percent as of May of 2021 at the most recent count; less than half of Salt Lake County as a whole. But given its size, there’s not a substantial amount of businesses located directly in Herriman. In fact, only a little more than 1,500, with retail making up the vast majority. But if you’re looking for a quick commute to major hubs in Utah, Herriman’s only 27 miles outside of Salt Lake City itself and a little over 2 miles from West Jordan and about 20 minutes to the Silicon Slopes area.

• Education

Herriman is part of the Jordan School District, which is currently performing on par with the vast majority of schools in the region. But Herriman itself is excelling in its K-8 curricula, making it an ideal choice for families looking for educational opportunities.

For a city that’s not very much more than 13 miles in total, Riverton is densely packed compared to cities of a similar size in Utah. There’s just shy of 46,000 residents, giving in a population density of over 3,600 people per square mile. And given that it borders directly next to Herriman, it’s not surprising that the median household income is also just shy of $101,810 a year.

The cost of living in Riverton is only about 4 percent more compared to Salt Lake City; but you may find it may be worth paying that small amount extra for Riverton’s safety. Your chances of becoming a victim of a violent crime? 1 in more than 1,200. So what else should you know about Riverton?

• Job Opportunities

Riverton has always had a historically low unemployment rate. However, that changed recently as COVID-19 is not so much of an influence. As of May 2021, it was approximately 2.2 percent; which isn’t much lower than Salt Lake County.

Surprisingly, there’s almost twice as many businesses in Riverton compared to the larger Herriman—some 3,442 companies call Riverton home, with industries ranging from tech to retail to personal services. However, many of them are smaller size businesses,who likely to be limited in workforce growth. Luckily, it’s not that much different than Herriman in the commute time from Riverton to major hubs in Salt Lake County or to the Silicon Slopes area.

• Education

Riverton is also part of the Jordan School District. However, unlike Herriman, both its K – 8 and high school performance is merely on par with the rest of the state. Merely on par with Utah; a state that’s renowned for one of the best public educational systems in the country.

3.Homes for Sale in Draper, Utah

The main attraction in Draper is the Draper Amphitheater, an 1,800 seat outdoor pavilion that’s played host to some fairly large live musical and theatrical acts over the past ten years. In fact, the Amphitheater has come to be virtually synonymous with South Salt Lake County; no small feat for a city of 49,949 residents.

Despite the draw of the Amphitheater, there’s one other site that’s become synonymous with Draper and it’s not necessarily a comforting one. Draper happens to be home to the Utah State Prison, a 4,500 capacity correctional facility housing both male and female prisoners. You might think the presence of a medium security prison would be a blemish on Draper’s economic mobility. But think again. Draper has a crime rate of 1.72 for every 1,000 residents—substantially less than the rest of Utah. And, the prison will be moving in a few months. While Draper has a median household income of $112,541, the difference in the cost of living between Draper and Salt Lake City is over 15 percent! And there’s a few very good reasons for that.

• Job Opportunities

Much like Riverton, Draper’s unemployment rate looks like it’s been affected drastically by the reduction of the COVID-19 pandemic at an estimated 2.7 percent as of May 2021.

Draper is home to over 4,700 firms and businesses, including major industry players such as eBay, Haemonetics and 1-800 Contacts. And if you’re looking for an even more active hub of industry, Salt Lake City is only 19 miles away while West Jordan is only a little more than 2 miles north.

• Education

At one point, Draper was home to several private colleges and universities providing degrees in everything from healthcare to graphic design. Today, only one remains: Joyce University of Nursing, providing associate degrees in nursing and occupational therapy for over 1,000 full time students. But with nearby schools including Latter Day Saints Business College, Salt Lake Community College, University of Utah, Utah Valley University and Western Governors University, there’s no shortage of top notch higher education opportunities in Draper.

But unlike Riverton and Herriman, Draper is actually part of two separate school systems: the Alpine School District and the Canyons School District. And both are currently on par or actually excelling with Utah’s public school system in all categories but one: English proficiency. Keep in mind, however, that each successive school year brings its own challenges as well as its own changes. Don’t be surprised if both districts far exceed expectations in 2022.

The Silicon Slopes may be home to no small number of private tech startups. But what about big tech? More specifically, big government tech?

Welcome to Bluffdale, home of the Utah Data Center—a $1.5 billion initiative that’s the first data storage center exclusively operated by the National Security Agency and which is currently housed at Camp Williams. That’s a fairly impressive achievement for a small Salt Lake County suburb of just over 21,000 residents (which, it should be noted, is an increase of over 140 percent from 2010.) As a result, Bluffdale is one of the safer places to live in South Salt Lake County, but also one of the more expensive. With a median household income of over $113,000, the difference in the cost of living between Bluffdale and Salt Lake City itself is in excess of 10 percent.

• Job Opportunities

It should probably come as no surprise that a good 27 percent of Bluffdale residents work in public administration, including government and military services. And not surprisingly, private employment directly in a small suburb like Bluffdale isn’t necessarily going to leave you with a wide variety of options. The good news is that commute times from Bluffdale to Salt Lake City and West Jordan are essentially comparable with those of Herriman, Riverton and Draper.

• Education

Bluffdale is also part of the Jordan School District, and its K-8 curricula is on par with the rest of Utah. Interestingly enough, both high schools (North Star Academy and Summit Academy High School) are both charter schools; and as you might expect from a charter school, both are on par, if not excelling, the state in virtually all areas.
